Pump Pressure Low or Cycles OFF and ON ( Well Water )
Last Updated: 08/29/2018

QUESTION: The well pump cycles on and off rapidly.
I changed the pressure switch, same thing. Pressure tank???
Pressure tank doesn't leak any water from air stem.
* Good. If no water comes out the air stem on your pressure tank, then you just need to ADD some more Air Pressure.
Note: If water DOES come out the Air Valve Stem when you check it, then just go buy a new Pressure Tank ( sold at all plumbing supply outlets and easy to install ).

20 gal tank, not sure how much air to put in. Pump runs continuously while water is running, after shutting water off and pressure builds up, still cycles on and off rapidly.

* With pump OFF and Water Drained ( no more water flows ), you want to ADD at least 18 psi ( if pump "cut on" pressure is 20 psi ) or 28 psi ( if your pump "cut on" pressure is 30 psi ).
Again, you do this with the pump off and water drained. That way you are "measuring" only the "air pressure". If you did not drain, you would be measuring water plus air.

See this video, that shows testing the pressure tank air pressure, adding air, and adjusting of the Pressure Switch,

Also, the pressure switch ( large spring ) is what controls the "cut on" pressure of your well water pump. Increasing the tension ( screw down the nut on the spring ) will raise the pressure at which the pump will turn on.

See more about pressure switch replacement and setting in this Youtube Video:

Also, low pressure through any filters, tanks, or the softener, could be because they have "sand" or other "sediments" clogging them inside:

PROBLEM:
Our water comes from a well and is not chlorinated. The water pressure is good coming in but no pressure coming out. What is the problem?
POSSIBLE CAUSES:
1 ) A filter ( used in 12 inch housing ) that needs to be cleaned or replaced installed BEFORE the water softener.
OR if you don't have one of those.
2 ) A tank on well water can fill with Sand ( you would notice some in the house ).
3 ) A tank on well water installed OUTSIDE, using a light color ( like Almond ) and no "jacket" ( to protect from the sunlight ) can grow a thick layer of algae inside the tank. This layer will break off and then clog the slot of bottom distributor in the resin tank.
Time to dump tank, clean, and Replace Resin
4 ) IF you have an Autotrol Valve, the Timer Assembly may be sliding up. The Timer Assembly is held in place by a small timer retaining pin ( old pn 5f ). The Timer Assembly is what holds the Camshaft down in place. The Camshaft ( on Autotrol Valves ) must hold open the # 2 and # 3 Valve Discs to allow water to flow through the Valve - Tank - into the house. The "output" connector ( old pn 21E ) could also be broken. It is the part of the Timer Assembly that holds the Camshaft.
